I am an honorable retired ARMY veteran with 25 years of experience as a Master Fighter with Montgomery County Fire & Rescue. I have seen houses in every state and condition imaginable. I also served as a Prince Georges County Housing Code Inspector for three years. My vast knowledge of housing conditions allows me to educate potential home owners and sellers of any safety issues, defects, immediate repairs and possible repairs down the line, so there are no surprises. The cost of a property inspection depends on a variety of factors, including square footage, age of house, time required, and the number of heating and air conditioning units. This information is put into a program which determines the price.
Most home inspections take between two to four hours, depending on the condition and size of the house. This include examining all mechanical and electrical systems.
You don’t need to be present for the entire inspection but it is highly recommended that you attend the final walkthrough so the inspector can explain their findings and answer any questions.
The inspector must remain unbiased and will not recommend a specific contractor but may provide a list of contractors in that specialty.
The inspection report will be emailed to you with 48 hours of the inspection date.
